Buying a home

Know what you need, know what it costs, and have someone on your side.

1. What do you want?

Start with a list: bedrooms and living space, family size, what you are bringing from your current home, and how close you need to be to schools, transit, shopping and work. Separate must-haves from nice-to-haves.

2. Get your financing ready

Talk to a lender or mortgage professional early and get pre-approved. Ask about mortgage types and terms, and choose payments you can comfortably live with.

3. Know the full cost

The largest one-time cost is the down payment, usually 5–20% of the purchase price. Also budget for the deposit, land transfer tax (Ontario, plus the Toronto municipal tax inside the City of Toronto), legal fees, a home inspection, insurance, moving costs and any condo fees or adjustments.

4. Search and view homes

Ming shows up on time, explains each home’s pros and cons honestly, and looks at school zones, amenities and resale potential with you. Search current MLS® listings on REALTOR.ca — a full search on this site is coming.

5. Home inspection

An inspection before you firm up the deal brings peace of mind and helps you understand what to expect inside and out.

6. Make a strong offer

Your offer covers price, deposit, conditions, closing date and inclusions. Ming researches comparable sales and talks with the listing agent so your offer is competitive without overpaying.

7. Moving day

Book movers early and get several estimates, update your address, and arrange utilities and insurance for closing day.
